ATTENTION RESIDENTS 6/29/22
Below is a clarification of the CDD O&M Letters that were sent to homeowners regarding the assessment increase:
Townhomes: increase is $9.93, new O&M total for Fiscal Year 2023 is $404.34 (up from $394.41)
40' Lots: increase is $17.66, new O&M total for Fiscal Year 2023 is $718.83 (up from $701.17)
50' Lots: increase is $22.08, new O&M total for Fiscal Year 2023 is $898.54 (up from $876.46)
Your debt service porting will remain lateral. There is no potential increase higher than $22.08.
ATTENTION RESIDENTS 5/16/22
Please note, due to the recent events, the amenity and pool areas will be closed until security personnel is present. We apologize for this inconvenience, however, staff's safety is our top priiority. We hope to reopen all amenities soon. During this interim we will continue to perform amenity duties off-site, please continue to contact us with all amenity related concerns. Thank you.
The Cypress Creek of Hillsborough County CDD had a board meeting on 5/24/22, where the board approved moving forward with a security company. The company will need at least two weeks to begin servicing the pools. The pools will remain closed until the security company begins.
The Cypress Creek of Hillsborough County CDD will open the pools again on Monday, June 20th with limited hours from 10:00 a.m. to 6:00 p.m. and will remain closed on the weekends until Security personnel are present.

Cypress Creek of Hillsborough County Community Development District Disclosure
Please be advised that the Cypress Creek of Hillsborough County Community Development District (the "District"), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.
